For over 50 years, IREM^® has collected and analyzed investment real estate income and expense benchmarking data, providing value to our members and the larger real estate community. This year, we’re excited to announce an enhanced Income/Expense experience.

Meet Income/Expense IQ – an interactive benchmarking tool with a digital upgrade.
This new tool makes it easier than ever to access a property's financial health, analyze historical trends, and develop sound operating budgets for future years – all while driving value for your owners and tenants.

A new submission experience

With Income/Expense IQ, the process of submitting your data is easier than ever. IREM has partnered with Lobby CRE^™ to provide a simplified experience that’s easy and secure.

Submit your data anonymously in one of two ways:

• Auto scheduled: Files from property management software (PMS) systems are setup to be emailed automatically into the I/E database
• Manual upload: User files are manually uploaded into the I/E database

We're accepting data submissions for three key asset classes:

Office Buildings, Conventional Apartments, and Industrial Buildings

Contributing your data to IREM’s Income/Expense IQ means that professionals like you will have access to the most accurate benchmarking data around. From one interactive dashboard, you can compare the performance of your properties, visualize opportunities inside your portfolio, and identify what needs your attention most.

Getting started

Getting started takes just a few minutes. Log into myIREM. Don't have an account? Create a new one from the login page. Once logged in, you'll gain access to Lobby's site to set up your account, view tutorials, add your property information, and submit your income/expense statements. The Lobby CRE platform is secure and safe for you to use, featuring top encryption methods.
